Welcome to your new home and thank you for choosing to rent with Ray White Frankston.

When moving into your new home, everything can feel chaotic as you juggle multiple tasks to get settled. To help make the transition smoother, we wanted to welcome you with some handy recommendations and tips to help get you settled into your new property.

Before you move in

Starting your tenancy off on the right foot is essential. By the time you have collected your keys, you will have spent some time with your property manager completing an in-depth Tenancy Induction. This induction covers the important areas of your tenancy such as reporting maintenance, after-hours emergencies, how to pay your rent, and completing your entry condition report. If you still have some questions about this, please reach out to your property manager directly on the phone number provided at the start of your tenancy. Tips for a successful tenancy

Ensuring open lines of communication throughout your time with us will make things run smoothly. We appreciate things can be urgent and if this is the case, please call us. Otherwise, if your inquiry is general, shoot us a quick email with your address and question and we will respond as soon as practicable. When you first move in, you will be on a fixed-term rental agreement. We understand, that sometimes your circumstances may change. If this is the case, please have a conversation with your Property Manager on the best way to move forward. In turn, if you find yourself getting into any financial difficulty, we encourage you to call us to discuss your options. There are several very helpful organisations and charities around Frankston that will help local community members who are suffering short-term financial hardship.

Please remember, we are here to help you, so don’t be afraid to reach out and discuss your circumstances with us should anything change.

When is bin night?

Every local city council offers a regular bin collection. In Frankston City, you can expect your general waste (red lid bins) to be collected weekly, recycle bins and green waste bins (if one has been provided with your tenancy) are collected fortnightly on alternating weeks, on the same day as your general waste bin. Frankston City Council also provides glass (purple lid) recycling bins which are collected once every four weeks on the same day as your general waste bin.

Got hard rubbish? Casey City Council offer two dial up hard rubbish collections each rate year. Mornington Peninsula Shire Council have tip tickets which are available to collect to a maximum of two per rate year. Frankston City Council offer a free annual hard rubbish collection in April/May of each year and you will be notified by post when your area is allocated a collection date. Frankston City also offer a dial up hard rubbish collection, but there is a cost for ad hoc collections. You will need to call the council on 1300 322 322 to get an approximate cost.

Understanding how rent is calculated

This is a very common question we get asked, and it can be confusing. Ray White Frankston calculates most rents on a calendar monthly basis. We do this as it calculates the rent on a daily rate x 365 (days in the year) and then divided by 12. Why do we calculate rent this way? Because, there are never 52 full weeks, 26 full fortnights in each year. So we balance the monthly rent based on the daily rate to accomodate for any variences in the length of the month. Note: The calendar monthly amount is calculated as 365 divided by 12 times the daily rent amount, rather than 4 times the weekly amount. Calculations are based on 365 day years, not leap years.

Do you live in a property with an Owners Corporation? What does this mean for you?

Some properties are subject to Owners Corporation model rules. If your complex has a set of specific rules, you will be provided with a copy of these along with your Rental Agreement. If no specific rules are supplied, in any Owners Corporation, the basic model rules will apply to your tenancy. You can review a copy of the standard model rules here.

Any breaches of the model rules may result in breach notices or fines being issued on your Rental Provider. If the breach pertains directly to your tenancy, the Owner reserves the right to pass on these costs and issue you with a breach of duty notice to remedy the concern. Repeated breaches of the model rules may jeapodise your ongoing tenancy, so we always recommend reviewing the rules before your move into your property.

It is important when living in an Owners Corporation situation where you have a lot of close neighbours, that the rules are aheared to, to ensure a peaceful tenancy. The Owners Corporation rules help create a well-managed, safe and pleasant living environment for everyone.

Updating all your contacts

When moving house, it’s important you update all your contacts. This can include your drivers license, electoral commission and of course, the postie!

Organising Contents Insurance

If you haven’t organised this yet, now is the time. We always recommend Renters have adequate contents insurance to cover you in case of flood, fire, and theft. Your Rental Provider only insurers the bricks and mortar and they are not responsible for your personal effects throughout your time in the property. It’s important you make sure you have coverage to replace any damaged items should anything occur during your tenancy.

We don’t recommend one insurer over another, we recommend you shop around and make sure you’re happy with your level of coverage based on the PDS provided by each insurance company. The cost will vary depending on the value of your contents, but it pays to be prepared!

Frankston is fast becoming a popular place to visit with a variety of entertainment and local attractions for visitors and residents alike. Whether you want to take in the sandy beaches, catch some live music, find a quiet place to read a book or indulge in some award winning food and wine, Frankston has it all:

  • McClelland Sculpture Park + Gallery Cafe – combines art and food in a unique setting, offering light meals and coffee. See up close, Frankston’s popular scultures that have adorned the Mornington Peninsula Freeway over the years.
  • Holey Moley Golf Club – get ready to putt your stuff and work on your short game at Holey Moley. Perfect for rainy days or date night and everything in between.
  • Langwarrin Flora & Fauna Reserve – if getting lost in nature is more your thing, then you’ll love the Langwarrin Flora & Fauna Reserve, perfect for long walks or trail runs.
  • Sweetwater Creek – a hidden gem that takes you right through the heart of Frankston South down to the beach, you’ll spend more than a tranquil hour wandering through this beautiful natural reserve with waterfalls and walking trails.
  • Frankston Boardwalk – perfect in any weather, the boardwalk offers stunning views of the city skyline as well as direct access to the pier and life saving clubs of Frankston.
  • Karingal Village Cinemas – recently redesigned and refurbished, Village Cinemas offer all the latest movies surrounded by eateries for the perfect day out.
  • PARC – state of the art gym, pools, saunas and group classes, PARC is the one stop shop in central Frankston for all your recreational needs.

Frankston City offers a wide variety of restaurants, bars and take away venues to cater for even the fussiest of people! The thriving central business district has more and more options opening up every week, but here are some of our favourites and must visits:

  • Frankston Waterfront Restaurant & Bar – offers a diverse menu with seafood, steak and a selection of local wines.
  • Geonbae Korean BBQ – a popular spot for locals, offering Korean barbeque, where you can cook your own meat at the table!
  • The Cheeky Squire – a brewery and pub with a wide selection of craft beers along with hearty pub meals. You can order from the table as well for convenience.
  • Iron River Bar & Grill – for the discerning meat lover with an American flare, everything is made in house and they serve up wholesome food with a great atmosphere.
  • Humdinger – if beer gardens are your vibe, check out Humdinger in Young Street for a relaxed casual drink with friends after work.
  • Nature Cafe & Bar – voted Frankston’s best burger, Nature Cafe & Bar cater to the Vegetarian and Vegan market, and they do amazing smoothies & 100% plant based all day breakfast.
  • Martini & Co – located near the Cinemas, Martini & Co is the perfect place to pop in for a bite to eat before catching a movie or playing a round of golf at Holey Moley. Italian inspired pizza, pasta and healthy salads available.
  • The Deck – in the summer months, you can’t go past the unparalleled view offered by The Deck. Offering Australian bistro food, bottomless brunches and live music while you watch the sun set on Frankston’s pristine beaches.

After a place for a quick drink or catch up with friends, you can’t go past:

  • Hotel Luna – the new kid on the block when it comes to a social place to grab a drink and a bite to eat in a casual modern setting. Rooftop bar and outdoor seating make this one a must visit all year round.
  • The Hop Shop – just a few doors down from our Ray White office, you’ll stumble across the Hop Shop, extremely popular with locals, serves great cocktails, craft beers and a bottle shop to continue Friday night drinks at home.
  • General Public – named Australia’s favourite eatertainery, General Public offers it all from coffee and cake, to bowling and beers.
  • Strike Bowling – located near the heart of Bayside shopping centre, Strike boasts seven luxe bowing lanes and immersive laser tag as well as a fully licensed bar and delicious food menu.
